Baltimore winters can be tricky when dealing with snowy and icy conditions. Property managers if you use chemical deicers for managing this conditions then you need to protect your concrete with a commercial grade concrete sealer.

We offer a penetrating concrete sealer that protects concrete from deterioration due to the freeze thaw cycle and damage from chemical deicers. This concrete sealer, fx-425 is manufactured in Baltimore by Fox Industries. The application of this penetrating concrete sealer requires the concrete to be pressure washed and then sealed. It is a commercial grade concrete sealer used to prevent the premature deterioration of concrete bridge decks in Maryland. FX-425 dries clear and does not change the physical characteristics of the concrete. It should be applied every 5-7 years to high pedestrian traffic area where deicers are a used. Also any elevated walkways should be sealed, they tend to freeze faster and need deicers to provided safe walkways in the winter months.

Concrete sealing is part of our concrete maintenance package to help you preserve your existing concrete. We offer the sealing and pressure washing of all concrete services. Our additional services are concrete saw cutting of existing tooled joints and caulking of existing expansion joints. The saw cutting of existing tooled joints to their proper depth insures functionality. We drill a small hole in the slab to measure its depth. The proper depth for tool joints to be effective is 25% of the total depth of the slab. Then we cut the joint with a cut off saw to the proper depth. The tooled joint is like a stress relief valve for concrete. It allows the concrete to break in a controlled area keeping the surface crack free.
